Lower Mission, Kelowna

Kelowna · The Field Guide
Lower Mission, Kelowna

The Lower Mission runs along Okanagan Lake in south Kelowna, from KLO Road south to Sarsons Road, bordered by the lake to the west and Gordon Drive to the east. It is Kelowna's most family-oriented lakeside neighbourhood, with Gyro Beach, Rotary Beach and Sarsons Beach, the H2O Adventure and Fitness Centre, Mission Recreation Park, and the Mission Creek Greenway. It suits families and lake-lifestyle buyers who want amenities close by and who understand the premium the area commands.

Price signal, July 2026: the Association of Interior REALTORS reports Central Okanagan benchmark prices of about $1.07 million for single-family homes, $710,000 for townhomes, and $490,000 for condos. Lower Mission prices vary by block and home type, so treat these as a regional reference point.

Quick facts

  • Boundaries: KLO Road to the north, Sarsons Road to the south, Okanagan Lake to the west, Gordon Drive to the east.
  • Beaches and parks: Boyce-Gyro Beach with watersport rentals, Rotary Beach Park, Sarsons Beach, Hobson Beach, plus boat launches at Cedar Creek Park and Lakeshore. Mission Recreation Park brings softball diamonds, soccer fields, community gardens, and trails.
  • Recreation: the H2O Adventure and Fitness Centre, Kelowna's largest indoor recreation facility, with a 50 metre pool, waterslides, and a surf wave. The Capital News Centre has 2 NHL rinks and indoor turf. The Mission Creek Greenway and Bellevue Creek Greenway welcome on-leash dogs.
  • SOPA Square: a mixed townhouse and commercial hub on Lakeshore Road with coffee, eateries, and services.
  • The honest trade: the Lower Mission is large, with walkable pockets near Pandosy and Lakeshore and quieter residential streets beyond them. A car makes daily life easier across most of the area.
  • Home types: a mix of single-family homes, townhouses, and condos, with lakefront homes along the shore.
  • Getting around: public sources suggest roughly 10 minutes to Kelowna General Hospital, 15 minutes to downtown, 23 minutes to the airport, and 60 minutes to Big White. Times change with traffic and season, so test your own routes.
  • Schools: public sources list Anne McClymont Elementary, Dorothea Walker Elementary, Ecole Casorso (French Immersion), KLO Middle School, Okanagan Mission Secondary, Immaculata Regional High School (Catholic), and Kelowna Christian School (private K-12), with Okanagan College about 8 minutes away. School District 23 sets boundaries by address, so please confirm any specific home at sd23.bc.ca.

Where is the Lower Mission?

The Lower Mission runs along Okanagan Lake in south Kelowna, from KLO Road south to Sarsons Road, with Gordon Drive as the eastern edge. It is the flatter, lakeside half of the Mission.

What is the difference between Lower Mission and Upper Mission?

The Lower Mission is flatter, with beaches, commercial areas, and family amenities close by. The Upper Mission climbs into the foothills above it, with views, larger lots, and estate properties. Lower Mission buyers usually want the lake and everyday convenience, and Upper Mission buyers usually want the views and the space.

Is the Lower Mission good for families?

Yes. Schools, beaches, the H2O Centre, Mission Recreation Park, and safe residential streets are all part of daily life here. That family fit is a big part of why the area commands its premium. School boundaries are set by address, so confirm the school for any specific home with School District 23.

Which beaches are in the Lower Mission?

Gyro, Rotary, Sarsons, and Hobson, with boat launches at Cedar Creek Park and Lakeshore. Gyro Beach is the family favourite, with watersport rentals right on the sand.

What schools serve the Lower Mission?

Public sources list Anne McClymont Elementary, Dorothea Walker Elementary, Ecole Casorso (French Immersion), KLO Middle School, and Okanagan Mission Secondary, plus Immaculata Regional High School and Kelowna Christian School. School District 23 sets boundaries by address, so please confirm any specific home with the district's catchment lookup at sd23.bc.ca.

Do I need a car?

For the walkable pockets near Pandosy and Lakeshore, much of daily life is on foot. Across the wider Lower Mission, a car makes life easier, so I suggest testing your daily routes before you decide.

What do Lower Mission homes cost right now?

For a regional reference point, the Association of Interior REALTORS reported Central Okanagan benchmark prices of about $1.07 million for single-family homes, $710,000 for townhomes, and $490,000 for condos. Lower Mission prices vary by block, home type, and distance from the water, and the lakeside premium is real. I share current dated ranges in the Okanagan Relocation Guide and tailor them when we talk.

My local take

The Lower Mission premium is real, and for many families it is worth it. You get the beaches, the H2O Centre, Mission Recreation Park, and streets where kids can ride bikes. It is worth paying for when those things will be part of your everyday life, and worth a second look when the label matters more to you than the lifestyle. Near Pandosy and Lakeshore you can do a lot on foot, and across the wider area a car makes life easier. Tell me how you want your days to feel and I will help you find the right pocket.
