The Upper Mission climbs into the foothills south of KLO Road, above the Lower Mission, with views over the city, the mountains, and Okanagan Lake. It is one of Kelowna's most loved luxury neighbourhoods, with larger lots, newer luxury builds, and estate properties, plus working wineries like Summerhill and CedarCreek on its edges. It suits buyers who want space, views, and quiet, and who drive everywhere.
For a sense of scale, as of September 2026 the benchmark price for an Upper Mission single-family home was about $1.3 million, according to the Association of Interior REALTORS. Newer luxury builds and estate homes on larger or view lots generally sit above that.
The Upper Mission starts south of KLO Road, climbing into the foothills above the Lower Mission. The Lower Mission is the flatter, lakeside half. The Upper Mission is the hillside half above it.
Views, larger lots, newer luxury stock, and estate properties all shape the price picture here. As of September 2026, the single-family benchmark price in the Upper Mission was about $1.3 million, compared with about $1.06 million for the Central Okanagan as a whole. The benchmark leaves out lakefront and acreage homes, so the larger view and estate properties up here often come in above it.
Kettle Valley is the planned village community within and beside the Upper Mission area. It was designed as a walkable village, with a small village centre, a school, and parks, and homes set closer together on tree-lined streets. The wider Upper Mission is more spread out, with larger lots, more custom homes, and more privacy. I think of Kettle Valley as the neighbourly village, and the Upper Mission around it as the quieter, roomier hillside.
It can be a lovely fit for families who want space, quiet, and room to grow, with schools reached by a drive. There are parks and trails close by, newer schools like Canyon Falls Middle School, and plenty of quiet streets. The trade is that most school runs, sports, and errands mean a drive, so plan on being the family taxi for a while. Check the school assignment for any address with School District 23 directly.
Yes, on its edges. Summerhill Pyramid Winery sits on Chute Lake Road, and CedarCreek Estate is nearby with its Home Block restaurant. Tantalus is nearby as well.
As of September 2026, the benchmark price for an Upper Mission single-family home was about $1.3 million, up about 1.5% from a year earlier, and the townhome benchmark was about $1 million, according to the Association of Interior REALTORS. Newer luxury builds and estate homes on larger or view lots generally sit above the benchmark. These are benchmark figures for the area, not the price of any one home.
The Upper Mission is a beautiful fit if you want views, space, and quiet, and you are happy to drive for most of daily life. It suits families who want room to grow, people who work from home, and anyone who loves coming home to a quiet street above the lake. If you would love to walk to coffee, the beach, or dinner, you may feel more at home in the Lower Mission or downtown, which trade some space and view for an easy walk. Kettle Valley sits in between, with a village feel on the hillside.
I love the Upper Mission at the end of the day. You drive up out of the city, the streets get quieter, and then the lake opens up below you. That view is the reason most people move here, and it never really gets old.
Here is my honest guidance for luxury buyers. Up here you are choosing space, light, views, and privacy, and the trade is walkability. Almost everything means getting in the car: groceries, school, the gym, dinner downtown. Downtown is about twenty minutes away, and that drive becomes part of your rhythm. For a lot of my clients that is a happy trade. If you love stepping out the door to a café, the Lower Mission or downtown will likely feel more like home.
Winter is worth thinking about too. These are hillside streets, and when it snows the climb home takes a little more care. Good winter tires, a sensible driveway, and a bit of patience on the steeper streets make it easy. When I tour homes up here in winter, I always look at the driveway grade and how the street is cleared.
People often ask me about the Upper Mission and Kettle Valley as if they are the same place. Kettle Valley is the planned village community within and beside the Upper Mission, with its own village centre, a school, and parks, and homes a little closer together. The rest of the Upper Mission is roomier and more private. If you want a neighbourly, walk to the park feel up the hill, Kettle Valley is a lovely fit. If you want a bigger lot and more quiet, the wider Upper Mission often fits better.
