Land to Launch: What I Actually Do at Ace

A few of you have asked what my role at Ace Project Marketing actually involves, beyond the headline. Fair question. "Business development" can mean a lot of things, so here's the plain-language version: it's all about relationships. I don't design projects or decide what gets built on a piece of land. That's Ace, the developer, and their planning team. My job is making sure the right people are connected before any of that can happen.

It Starts With a Relationship, Not a Plan


Most people assume my job starts once a building is already planned, with floor plans done, renderings ready, and a sales centre built. It actually starts earlier than that, and it starts with people rather than a design. I find sites and the landowners behind them, then connect those owners with developers who can bring the right vision and capital to the table. Sometimes that means introducing one landowner to a developer. Sometimes it means bringing more than one landowner together so a developer has enough land to work with. Either way, I'm not the one deciding what gets built. I'm making sure the right people end up in the same room.

Bringing the Right People Together


Once there's real interest, the next piece is more relationships: connecting developers, landowners, and often finance partners so a project has what it needs to move forward. This is really the whole job, collaboration and facilitation. Making the right introduction at the right time, and staying close to those relationships as a project takes shape.

Then I Stay In It


This isn't a hand off and walk away role. Once a project is underway, I stay close as Ace and the developer work through the floor plans, the offering structure, and the brand presentation. Not because I'm the one building any of it, but because the relationships that got the project started are still part of getting it across the finish line. Full circle: land to launch, and then sales.

The Track Record Behind It


In five years, Ace has sold more than 1,400 homes and over $2 billion in presale real estate, with 19 projects sold out or actively selling right now. Water Street by the Park's first tower holds the record for the greatest total dollar sales of any development in Kelowna's history, selling out in 48 hours. Five Crossings sold 207 homes in 72 hours. Those aren't just numbers I like to repeat. They're why developers trust our team with their land in the first place, and why I love being part of it.
