What an Online Estimate Will Never Tell You About Your Kelowna Home

I get asked about online home value estimates almost every week. Someone will text me a screenshot of a number from an algorithm they've never met, and ask if it's right.

Most of the time, it isn't. And for homes at the higher end of the Kelowna market, it usually isn't by a wide margin.

Why the algorithm guesses wrong


These tools are built on public listing data. They pull square footage, bedroom count, and whatever sold nearby, then run it through a formula. They've never walked through your home. They don't know you redid the kitchen last year, that your lot backs onto green space, or that the primary suite has a view most listings in your postal code don't.

For a standard resale, that gap might cost you a rounding error. For a luxury or unique property, it's a different story. Comparables get thinner the higher you go, so a formula that's already stretched thin on a typical home falls apart on one that doesn't have five nearly identical neighbours sold in the last quarter.

I've seen algorithm estimates land six figures off on homes I know well. Not because the tool is broken, but because it was never built to understand a specific property. It was built to guess at scale.

What August actually tells us


The current numbers back this up. As of August 2026, Central Okanagan's single-family benchmark price sits at $1,056,700, down 2.0% year over year, according to the Association of Interior REALTORS®. Active inventory is down 17.7% from last August to 1,219 homes, and sales activity slowed alongside the wildfire disruption the region saw through the month.

That combination matters more than any single number does. Tighter inventory usually means less competition for a well-priced home, but a market moving like this one is also a market where a formula-based estimate is more likely to be stale or simply wrong. The comparable that a tool leaned on from six months ago may not reflect what's actually happening on your street today.

What I do instead


When someone asks me what their home is worth, I don't run it through a tool. I pull the actual comparable sales in the immediate area, I factor in the specific features that make the home what it is, and I give a real range backed by what buyers in that price bracket are actually responding to right now, not a single inflated number designed to win a listing.
